Scheduled Maintenance

The following services will be handled by Maintenance personnel on the second Tuesday of every odd month between the hours of 8-4:30 am. (ex: Jan, Mar, May, July, etc…) If you are not home, staff will let themselves in.

•         Inspecting smoke detectors to ensure proper function and safety

•         Replacing furnace filters

•         Inspecting drains for any leaks

•         Replacing lightbulbs

**If you have a specific request/concern for our staff to look at while they are there, please let us know ahead of time.**

Snow Removal & Lawn Care

·         Snow removal: Snow removal will be done by snow blower/plow truck and shall occur upon 1” of accumulation. Generally, snow will be removed after the snow has stopped unless longer storms persist. Please be cooperative in moving vehicles from driveways when possible during snow events.

·         Lawn Care: Cleveland Lawn Services comes to mow and trim once a week, as needed, and depending on weather throughout the summer season.

·         Flower Beds: The flower beds will be kept weeded, typically once a month or as needed. Please note that this service will not occur every time the lawn is mowed.

·         Spraying: For the safety of neighbors, pets, and children, no chemicals may be sprayed for any reason unless arranged directly through us. If we schedule any pest or weed treatments, we will notify all residents in advance with a letter, as the treated areas typically require drying time before they are safe to walk on.

Windows Don’t worry about cleaning your outside windows, if you clean the inside we will take care of the outside.

Can I hang a flag or other signs outside the property?

We do not allow flags to be hung up or poles to be put up outside. Attaching anything to the exterior of the property is prohibited. For example, do not drill or screw into doors, siding, or railings. Any yard signs, political signs, business signs, etc. are not allowed.

**Move out information**

·         The tenant blue folder you received upon move in has a Move in/Move Out sheet you will need to return in order to get your deposit back.

·         The week you move out, make sure to let CP Iowa Properties and the Post Office know your forwarding address.

·         Call Alliant, the City (utilities), and Comm1 to notify them the date you are moving out and to stop all services.

·         Return your keys (unit and mailbox), garage door opener, blue folder with appliance user manuals you received upon move-in, and the completed move-out checklist to CP Iowa Properties.

It is important to read your Lease thoroughly and ask questions about anything that you may not understand. Below are some additional important guidelines to follow.

·         It is important to keep the leased premises in a clean, sanitary, and safe condition.

·         Driveways and sidewalks shall remain free of debris or personal items.

·         Please make sure that trash is disposed of correctly as to avoid any pest control problem.

·         Weekly Trash/Recycling pickup for this property is Tuesday Morning. Approved bags and bins shall be placed at the end of each driveway.

·         Burning candles are not allowed inside.

·         Do not give or loan your entrance key or code to anyone not listed on the Lease.

•         Be considerate of your neighbors. We want everyone to be happy in their home

•         *Washer: Make sure you leave the door open after washing clothes to let it air dry. If kept shut, mold will start to grow around the seal.
